Ensuring delivery is on time for construction projects can be a difficult promise. But with pre-construction solutions, construction and project-delivery times can be easier to accomplish.

Tocci Building Companies, www.tocci.com, Woburn, Mass., says it has broken ground on Station Landing Apartments, an upscale residential development located at 431 River St. in Waltham, Mass. At a cost of $8.5 million, the 60,850 sq.ft. community will feature 34, two-bedroom apartment homes. The development is owned by Charles River Place, LLC and the project team includes Costa Architects, Waltham, Mass., and Cowen Associates, www.cowenassoc.com, Natick, Mass.

“With methods this development, we will utilize highly efficient pre-construction solutions and accurate pricing to ensure a timely and cost-effective delivery for our client,” says John Tocci, CEO, Tocci Building Companies.

With an objective for tenants to start taking occupancy by Sept. 1, 2015, Tocci used VDC (virtual design and construction) and BIM (business information modeling) tools to accelerate overall construction and project delivery times. Each unit at Station Landing will include hardwood floors and lush carpets, laundry hook-ups, granite countertops, and stainless steel appliances. In addition, a roof deck will be added along with a state-of-the-art gym facility. The exterior of Station Landing will have scalloped shingle roofing, dormers with balconies, and clapboard and stone veneer siding.

With the help of VDC and BIM, the process of pre-construction is made much simpler. In this example, construction software accelerated the pre-construction process in helping design this upscale development.
